We have seen some nice activity in the Glenwild housing market in 2008, and the opposite for the vacant land market at Utah’s #1 golf course.
 
As of today (8.14.08) here is where we stand at Glenwild for 2008:

Active homes:
-13 homes on the market
-Prices range $2.385m to $5.995m with $3.85m being the average
-Price per sq ft range from $514psf to $705psf with the average coming in at $557psf.
-The average days on the market is 127.
 
Sold homes:
-5 homes have sold in 2008
-Ranging from $1.7m to $3.255m coming it at an average of $2.5m
-Price per sq ft range from $392psf to $535psf  with an average of $478psf
-Average days on market was 173 days
 
Pending home:
-1 pending (along with the $5.995m home in contract negotiations)
-$2.695m
-5690 sq ft working out to $473psf
-On the market for 321 days
 
LOTS
Active:
-38 on the market
-Ranging from $495,000 to $1.99m averaging out at $899,710.
-On the market for an average of 259 days
-Size ranges from .59 acres to 42 acres
-All 3 lots right around an acre
 
Sold:
-3 sold
-From $695,000 to $849,000 with an average at $781,000
-On the market for an average of 306 days
 
Pending:
-1 pending
-For 1.175m
-10 acres
-On the market for 81 days.
 
As we have said before, the housing market at Glenwild is strong, and we continue to see buyers flocking to the community. There are some great deals on lots, so start looking!

Lots in Glenwild….Who Knew They Were Such Great Deals!?!

So in our last post we talked about the housing market in Glenwild and how there are plenty of great homes for sale there. With the houses moving pretty fast and the lots moving slower, the sellers of the lots should be antsy to make some serious deals!

In this post we’ll discuss some of the great lots available in Glenwild and where the deals are at.

There are currently 38 lots listed in Glenwild. Two lot sales have closed in the last week there as well. One lot at 1.21 acres closed at $806,550 (it was originally listed for $849,000). The other lot at .73 acres closed at $525,000 which was a steal considering the listing price was originally $695,000!

Out of the 38 lots currently listed, the prices range from $495,000 for .59 acres to $1.999mil for 2.24 acres. Some of these lots have been on the market for a little while and it seems from the last two lots to close that sellers may be in the mood to work a good price out.

In terms of value and price flexibility, now is most definitely the time to make a move on a lot at Glenwild. While the homes seem to be moving slower, the lots are priced to go and go they will!

Homes Report for Glenwild

In our humble opinions, Glenwild is one of the top developments in the Park City area. Not only does it provide members with a great golf club and community but it also gives residents amazing, sweeping views and a group of gorgeous homes built in the serene and breathtaking hills.

There are currently ten homes listed in Glenwild with the smallest at 5000 square feet and a price of $3mil. That’s $600 a square foot.

The largest home currently listed in Glenwild is 8500 square feet and a price of $5.995mil. This larger home is at only $705 per square foot which is quite a deal considering it is an absolute GEM! This home is listed here in the “Highlighted Homes” section of our blog and it is really a sight to behold. It features custom shaped steel beams and a plethora of combinations of angles and radius to make any design junkie’s jaw drop. Every person who has toured this home leaves in amazement and awe. Four homes in Glenwild have closed in the last week. Of these the prices range from 1.699mil to 3.225mil. The square footage of these homes range from 4587 to 7373. One of the homes which sold for 2.9mil, with it’s 7000 square feet that means it ended up selling for only $414.29 per square foot – pretty good deal!

There are two homes in Glenwild which are currently pending. One at 4017 square feet and a selling price of $2,148,800 and $534.93p/sqf and the other at 5690 square feet and a selling price of $2,695,000 and $473.64p.sqf.

Homes in Glenwild are selling super fast right now and there still are some super great ones to be had. (That beauty discussed above to mention just one 😉 Another great option in Glenwild is a lot purchase. There is a ton of lot inventory at Glenwild right now and they are moving pretty slow.
